What exactly do I get?
Free: upload your own client list and see your 5 highest-scoring leads — name, contact, value, the key date, and an opener — scored in your browser, explained point by point. Paid (one-off): the full 50 ranked leads plus an AI-written call sheet per lead — situation, money maths, an email draft, a call script, and the objections to expect. Call sheets are drafts for your review — you decide what to send.See a complete sample call sheet →
What columns does my file need?
Name, email, phone, lender, balance, rate, and your key dates (completion and/or the rate's end date). Columns are auto-mapped — you confirm the mapping before scoring, and the importer reads CSV or Excel. Missing dates aren't fatal: see below. Extra columns (address, notes, opt-in flags) are used when present.
Is my client file safe?
Your file is scored inside your browser — close the tab and it's gone. Nothing is uploaded to any server. The only upload in the entire product is the optional hand-check: after you've paid, you explicitly send us your scored list so a human can verify it before your delivery. If you never choose that, your client data never leaves your device.
Will this keep me compliant?
We won't pretend any tool "makes you compliant" — that's not a thing anyone can sell you. What BackBook gives you is the records and guardrails regulators expect you to keep yourself: a documented score for every client, the facts each call sheet is based on with as-of dates, consent signals surfaced from your own file, and flags where a row needs your judgement. Consent is yours — the tool surfaces what your records say, it doesn't create consent. And every AI-written email or script is a draft for your review: you decide what goes out, and nothing here is mortgage advice.
Do you need my CRM login?
No. We never ask for credentials to anything. Export your client list from your CRM to CSV or Excel — every major CRM does this — and drop the file into the scorer.
What if my dates are missing?
The scorer derives them where it can — for example, a fixed-rate end date estimated from the completion date plus the product term — and flags every derived date as derived on the lead card and call sheet, so you always know what came from your records versus what was inferred. Verify flagged dates before you call; that's what the flag is for.
US: can I text these clients?
There's no blanket yes — and be suspicious of any tool that gives you one. Texting mobile numbers for marketing generally requires prior written consent under TCPA rules, with penalties per message. BackBook surfaces the consent signals that exist in your file and flags mobiles where marketing consent is unclear — but consent is yours to have or to get. When in doubt: call instead of text, and keep your records. Email drafts we generate are drafts for your review; you decide what's appropriate to send.
Is this available in my state / province?
We sell in all US states and Canadian provinces, but marketing to past clients is a licensing question like any other activity: check your own state licensing (for US brokers, your NMLS state registrations) and any state- or province-specific marketing or solicitation rules, exactly as you would for any campaign. Your brokerage's or network's compliance policies also apply — BackBook gives you records; it doesn't replace your own sign-off.
How does payment work?
Bank transfer — your local rails (Faster Payments in the UK, NPP/Osko in Australia, ACH in the US, EFT/Interac in Canada) — against an invoice with your order reference. The fee is split 50/50: half upfront, half on delivery. No card, no subscription, nothing auto-renews.
What's the refund?
7 days, one condition: if the delivered batch doesn't find at least one genuine, contactable missed opportunity in your own list, you pay nothing more and we refund your upfront in full. Email within 7 days of delivery with your order reference. Full detail on the refund policy page.
Do you integrate with my CRM?
Not yet. The CSV export from your CRM is the integration — most brokers already have the file. If enough brokers ask for a direct pipe from a specific CRM, we'll build it; the browser-first architecture stays either way.
